COHOUSING

At Savia we want to promote housing using the "Housing Cooperative under transfer of use" model. We have developable land to build individual houses that are sustainable and respectful of the environment. We are still in the very early stages of developing this part of the project and it will be necessary to take some preliminary steps before launching it.

 

WHAT IS A HOUSING COOPERATIVE UNDER TRANSFER OF USE?

 

It is an associative legal formula, through which homes can be designed, promoted and built from a community and collaborative perspective. In a housing cooperative under transfer of use, the ownership of the land and real estate belongs to the cooperative and the members enjoy their indefinite use. On the other hand, the right to use the home can be transmitted or inherited. It works under a self-management regime, in which the partner actively participates in decisions, as well as in activities internal to the project.

 

WHAT DOES IT TAKE TO BE A COOPERATIVIST?

 

Cohousing requires a strong sense of community, which is why it is necessary to create affinity and links between cooperative members. There will be coexistance spaces to build that bonds before starting the cohousing proyecto.

 

To incorporate a partner it will be necessary to have the approval of the rest of the cooperative members unanimously. Applicants will be able to join the cooperative by accepting and signing its statutes and the internal regulations of the community.

 

Cooperative members must pay an amount of money to cover the value of the land, the design costs and the execution costs of the development and the homes. In addition, a monthly fee is usually paid for community and maintenance expenses.

 

If a member wants to leave the cooperative, they can sell their participation to another person who aspires to be part of the cooperative and meets the requirements to do so, thus recovering the investment made. The cooperative's participation may never be sold on the free market, to safeguard the project, as well as to not encourage real estate speculation.

 

Regarding construction methods, homes will be built with designs based on bioconstruction and bioclimatic architecture, implementing techniques such as the use of natural materials, insulation and proper orientation, rainwater harvesting, gray and black water recycling, and energy harvesting. Its construction can be carried out by hiring professionals or by self-construction as long as it is technically and legally viable.
